Tent and Tourer Pitches at Roseland

Roseland is a mixed holiday park, we were mainly a static caravan and lodge park, but we have created some areas for tent and tourer pitches within our Caravan and Lodge areas to offer pitches for tents and tourers with basic facilities, as the trend for camping & touring holidays has become more popular on our island. We are situated near the top of Canada hill overlook the islands main town of Rothesay  – Tent pitches are on a slope & Tourer pitches can be un-level, levelling blocks are advised for camper-vans, motor-homes, trailer tents and caravans, there is more information & guidance about our pitches and where they are located on-site below, please check this out prior to booking…

Our park is a work in progress, we are constantly working on improving it, we try to keep the disruption to a minimum.

We operate a self-check-in service for our tent and tourer pitches.

  • Self check in gives you the greatest freedom on when you can arrive on-site
  • It allows you to arrive on-site and go straight onto your pitch and set up any time from 1pm on your arrival day
  • Self-check-in instructions will be sent via email after all payments have been made around 2 days prior to arrival, Check your inbox (spam folder) for your arrival information, if you haven’t received  your self check in email by the day before your arrival or have any questions please make contact, via email @ info@roselandholidaypark.co.uk 
  • Please note if your booking isn’t confirmed until after 4pm the day prior to arrival, instructions will not be sent until 12noon on the day of arrival

 

 

Booking, Deposit and Balance Payment Information.

  • Pre-booking is advised, it can be arranged via our online booking system on our website up to midnight on the day prior to arrival, please click on the red icon to check availability, book and pay.
  • You will need to allow cookies/pop ups to see the booking icon, it will either be running down the side of the screen if you are using a computer or lap top or at the bottom of your screen if you are using a tablet or phone.
  • A £20 or 25% whichever is greater, non-refundable deposit is required to reserve a pitch.
  • The non-refundable balance payment is then due 2 days prior to arrival.
  • No deposit payment refund is given for cancellation.
  • Balance payment refunds will only be refunded if notice of cancelation is given more than 2  days prior to arrival.
  • We can sometimes offer a date change to later within the same season, if availability allows & notice is given more than 2 days prior to arrival.

 

Reception Information.

    • The reception is open on Fridays & Saturdays during April, May & June, then on Tuesdays through to Saturdays from the 1st July until the 31st August from 3pm to 4pm if you need any additional assistance
    • Please note, We do not operate from the reception out-with these months, days or times

Same-day walk-ins @ the reception can be arranged if availability allows on Fridays & Saturdays during April, May & June, then on Tuesdays through to Saturdays from the 1st July until the 31st August between 3pm to 4pm, by cash on arrival. There is cash machines at Guilford Square and Montague Street. See below for more information regarding pitches and costs. Walk in’s at the reception are not available out-with these months, days or times.

 

Services only facility for touring vehicles that are wild roaming in the area, can either be arranged at the reception on Fridays & Saturdays during April, May & June, then on Tuesdays through to Saturdays from the 1st July until the 31st August from 3pm to 4pm, OR by pre arrangement via email the day before use from the 3rd Friday in March through to the 3rd Sunday in December – this service can be used between 11am to 4pm and paid by cash prior to use on a honesty basis, please see the bottom of this page for more details on this service and how it can be arranged. 

 

Touring & Camping @ Roseland

Whether you’re staying for just one night or up to a fortnight, we offer a few different types of pitches to suit different needs, which will give you access to our facilities including – electricity hook-ups, unisex toilet and shower blocks, chemical/grey waste disposal, fresh water fill up, general waste and recycling bins, dishwash stations and laundry facilities

 

Pitch Types

  • Tent Pitch – up to a moderate sized 6 man ground tent.
  • Small – up to 5.5-meter basic hard standing camper-van pitch without any awning, extra outside space or views
  • Medium – up to 8-meter hard standing campervan or motor-home pitch without any awning or extra outside space
  • Large – up to 10-meter hard standing pitch for campervans, motorhomes, touring caravans, roof top tent boxes or trailer tents with grass at the side for a moderately sized awning, porch or just for extra outside space

Roseland Holiday Park is divided into two sections The Caravan Park and The Lodge Park

  • The Caravan Park is where you can find pitches for small campervans as well as tent pitches, open seasonally from April to October.
  • The Lodge Park is where you can find pitches for campervans, trailer-tents, roof top tents, motor-homes and touring caravans, open seasonally from the 3rd Friday in March through to the 3rd Sunday in December.

Pitches on The Caravan Park. 

Tent Pitches – The tent pitches are marked as “The Green” on the map. The Green can be found in the centre of the caravan park next to the toilet and shower blocks on the grass area in between the static caravans. The Green can accommodate ground tents from a small one-person tent up to a moderately sized six-person tent, if your tent is larger that 16foot by 12foot you will need to book two pitches and request the pitches to be next to each other. Note: The Green where the tent area is located, is on a slope.

Small Pitches – The caravan park has five small basic campervan pitches that are 5.5 meters long without any awning, extra outside space or views. These pitches are marked red on the map and numbered one through five, they are next to the static caravans, they are for dry vehicles and are near the toilet and shower blocks for vehicles without their own on-board facilities, they are basic small pitches best suited to short stays and for people who are off site exploring the island most of the day and just want somewhere to park up at night, with facilities near by. Note they are only suitable for small campervans.

Tent & Small Pitches Prices – Both the tent pitches and small campervan pitches prices start at £17 per pitch per night for one person, additional people are charged at £6 per person per night, electricity if required is £6 per pitch per night.

Note: The Small campervan pitches, tent pitches and facilities @ the caravan park end of the park are open seasonally from April to October.

Pitches on The Lodge Park.

Medium Pitches – The Lodge Park has six medium-sized pitches that stretch up to 8-meters-long without any awning or extra outside space, they are coloured blue, marked A to F on the map and are best suited to Motorhomes & Campervans that don’t need or want any extra outside space. 

Large Pitches – The Lodge Park has three large pitches that stretch to up to 10-meter-long with a moderately sized awning or extra outside space ideal for people with Campervans, Motorhomes, Small Trailer-tents, Roof Top Tent Boxes and Small Touring Caravans who would like extra space, they are marked 7 to 9 and are stripped green and blue on the map.  

Note – Pitches and Facilities at the Lodge Park end of the park are open seasonally from the 3rd Friday in March through to the 3rd Sunday in December.

Medium Pitches Prices – start from £22 for one person per pitch per night, additional people are charged £6 per person per night, electricity if required is £6 per pitch per night.

Large Pitches Prices – start from £27 for one person per pitch per night, additional people are charged £6 per person per night, electricity if required is £6 per pitch per night.

Showers – Showers are £1 for eight minutes of hot water (£1 Coins only).

 

Additional Notes and Guidance, please read prior to booking

  • The latest new arrival time for pre-booked self check-in’s is 9pm during the summer but earlier in the Spring, Autumn, and Winter, to allow for safe & non-disruptive set up during daylight
  • Check-outs are to be made by 11am
  • Noise – Please be mindful of other park users and keep noise to a minimum after 10pm with no audible noise to neighbouring tents, tourers, pods ,caravans  and lodges ect after midnight
  • At weekends we can be quite busy, so if you are looking for a quiet peaceful experience you might want to try a mid-week stay.
  • We Do Not allow Hen, Stag or any other large group/party bookings
  • Tourer and tent pitches are not suitable for workers’ accommodation
  • Showers are operated with a £1 coin, which gives you 8 mins of hot water.
  • Our toilet/shower blocks are UNISEX
  • The cleaning hours are between 11am to 1pm, you may be disturbed or inconvenience while using the facilities during this time.
  • The toilet/shower block @ the lodge park end of the park is not suitable for wheel chair users
  • There are steps to access the toilet and shower block at the lodge park, there are no steps at the toilet and shower block at the caravan park
  • Our roads and pitches surfaces are not suitable for wheelchairs 
  • Flip flops, crocs and other waterproof footwear are advised for the shower room
  • There are coin-operated laundry facilities beside the toilet and shower block at the caravan park open seasonally from April to October. (The washing machine & dryer accepts £1 coins
  • Electricity is £6 per hook-up per night and is available on all pitches if required
  • To use electric you will need a camp safe 16AMP CEE wire/plug combo (also known as a commando wire/plug) with both female and male ends at least 10 meters long.
  • To use water taps to fill up your fresh water tanks from your pitch you will need a food grade water pipe at least 20 meters long with a female click attachment.
  • There are small pot wash facilities beside both toilet/shower blocks.
  • There are Chemical and Grey waste facilities in the lodge park
  • Awning and porch space (moderately sized) are only available on the larger 10-meter lodge park pitches 7 to 9
  • We can accommodate Small Touring Caravans, Trailer Tents or Roof Top Tent Boxes, but only on the larger 10-meter pitches. The overall length of the caravan/trailer tent and towing vehicle must not exceed 10 meters
  • Pitch lengths are a maximum length, remember to include your towing vehicle, any additional towing trailer/vehicle, external bike racks ect in the overall length
  • Tent pitches can accommodate up to a moderately sized six-person tent, if your tent is larger that 16 foot by 12 foot , you will need to book two pitches and request the pitches to be next to each other, email: info@roselandholidaypark.co.uk  prior to booking to check if this is possible for your required dates
  • Parking next to tents – If you have a small tent, you should be able to park a moderately sized car next to your tent, if you have a larger tent you will have to park your car at the opposite side of the toilet block. Vans or larger vehicles are not allowed on the camping area and can’t be accommodated on site
  • 8 & 10 meter pitches are best suited to tourers with their own onboard facilities
  • All Tourer pitches are hard standing
  • We are situated on a hill – Tent pitches are on a slope & Tourer pitches can be un-level, levelling blocks are advised for camper-vans, motor-homes, trailer tents and caravans, there is some blocks of wood dotted about the pitches, please feel free to use these to assist you in levelling your vehicle and return when you are leave.
  • We Do-Not have a WI-FI service on-site
  • Pets are allowed on the campsite, see pet guidance on our website for more information regarding pets
  • There must be at least one responsible adult for every unit 
  • For safety do not overcrowd your unit, no more than the manufacturer’s advised amount of people are permitted to inhabit your unit while staying within Roseland Holiday Park
  • A maximum of 2 visitors per unit are allowed to visit people staying on site during the hours between 11am to 9pm only
  • Open fires are not allowed
  • For safety and to preserve the grass from burn marks please use bricks or stands to prop up barbecues
  • Dispose of all rubbish and recycling in the bin area, there are bin areas at gate two on the caravan park and through the tree arch beside the path at The Jam Jar, they are also marked as “bins” on the map
  • Please inform us of any changes to your arrival day or if can’t make your booking
  • Our booking system only allows you to book one pitch at a time
  • Online booking is currently available for the 2026 season (from the 3rd Friday in March through to the 3rd Sunday in December).
  • Booking for next year will be available from 1st Feb.
  • Construction work for our new toilet/shower block is currently taking place in close proximity to the eight-meter tourer pitches.
  •  Motor homes, Campervans and Mobile caravans are advised to not travel to Roseland Holiday Park via The Serpentine, Ministers Brea is the best route to travel to Roseland.

 

Seasonal Pitches 

  • We can sometimes accommodate touring Caravans on un-used static caravan/lodge plots on a seasonal (season by season) basis.
  • The seasonal pitches are for self-sufficient vehicles as the toilet and shower blocks will not always be open.
  • Touring caravans must be in good condition, visually clean and tidy and have completed gas and electricity certificates.
  • Touring caravan owners using seasonal pitches, must follow the same rules within the R&R Plot contracts that the static caravan/lodge owners follow.
  • Awnings can not be used on these plots.
  • Levelling blocks will be needed.
  • All payments must be paid in advance of your stay and no refund is given for early departure.
  • Tariff on Caravan park for a seasonal touring caravan plot is £1800. 
  • Tariff on Lodge park for a seasonal touring caravan plot is £2000.
  • Our seasonal pitch season runs from 1st April until 31st October.
  • Electricity is metered and due at the end of the season, current unit price is 44p per unit.

We currently have one plot available on the Caravan park and one plot available on the Lodge Park for seasonal touring caravans for the 2026 season.

PET GUIDANCE 

  • Pets are allowed on-site but are not allowed in the Glamping pods
  • Pets are not allowed in the toilet, shower & laundry areas unless they are a guide dog
  • Pets should never be left unattended
  • All mess must be cleared up straight away (bag it/bin it)
  • Pets must be kept on a short lead and under control at all times within communal areas
  • Owners must be responsible for their pets at all times
  • We don’t have a designated dog walking area on-site

Services Only Facility For Touring Vehicles.

The services only facility can either be arranged at the reception on Fridays & Saturdays during April, May & June, then on Tuesdays through to Saturdays from the 1st July until the 31st August between 3pm to 4pm, OR by pre arrangement via email the day before use from the 3rd Friday in March through to the 3rd Sunday in December on an honesty basis – This service is only usable between 11am to 4pm.

The service includes freshwater fill-up, grey wastewater drainage, and chemical waste disposal, for all or some of these services we charge £10 per unit per visit, payable prior to emptying/filling by cash at the reception (or in the honesty box by pre-arrangement).

Refuse/recycling disposable plus the use of shower/toilet block and other park facilities is not included in this service and is not available as part of the services only facility.

Payment must be made prior to using the facilities.
