Roseland is situated in the beautiful surroundings of Canada Hill at the top of The Serpentine above the town of Rothesay. There are outstanding views of the bay and the hills and sea lochs of the Cowal peninsula. We are the only official campsite on the island and are an ideal base for all the facilities that Bute has to offer.


Roseland has 20 touring/tent pitches. We have toilets, coin operated showers, a dish washing area, chemical disposal, coin operated laundry facilities, bottle banks, recycling, refuge bins and electric hook up points.

Dogs are welcome (please keep them on a lead and clean up after them).
If you fancy a round of golf then you can walk to the first tee, as we are adjacent to the fabulous Rothesay Golf course.
If fishing is your game then why not try Loch Fad which is a 5 min drive away.
Alternatively Bute has breath taking scenery and beaches to explore plus the amazing grandeur of Mount Stuart House, the ancestral home of the Marquis of Bute, only a few options of what the island has to offer.

Basic Hard Standing and *Grass – Touring Caravan, Motor-home, Camper-van and *Trailer-tent Pitch Tariff – On Caravan Park …..
Max length for hard standing pitches is 5.5 meters = 5 Hardstanding pitches available  + up to 10 grass pitches available from April to 7th Jan for tents and light weight mobile caravans and campervans up to 5.5 meters. 
1 or 2 berth – £16 per night,  3 berth – £18 per night,  4 berth – £20 per night,  5 berth – £22 per night, 6 berth – £24 per night.

Camping Tariff ….  up to 10 *grass pitches available from April to October. Grass pitches are on a slope.
1 man tent – £12 per night,  2 man tent – £14 per night,  3 man tent – £16 per night,   4 man tent – £18 per night
5 man tent – £20 per night,  6 man tent – £22 per night,  7 man tent – £24 per night,  8 man tent – £26 per night
9 man tent – £28 per night,  10 man tent – £30 per night,  11 man tent – £32 per night,  12 man tent – £34 per night.

Max length for hard standing pitches is 33 feet (#10 meters), 4 hardstanding pitches available from 2nd Friday in March to 7th January. 

1 or 2 berth – £22 per night,  3 berth – £24 per night,  4 berth – £26 per night, 5 berth – £28 per night
6 berth – £30 per night,  7 berth – £32 per night,  8 berth – £34 per night.

*Grass pitches for Trailer tents, Tourers and Tents are only available between April to October.

Showers – £1.
Electric Hook up – £4 per hook up per night.
Extra Car – £3 per night, not always possible.
Awning – £4 per night, not available on basic under 6 meter hardstanding pitches on caravan park.

Pre booking is advised especially over weekends and is essential over Highland Games, Festival’s, Events on the Island and between 1st Nov to 7th Jan.

All payment must be made on arrival of your stay and NO refund is given for early departure.

Well behaved pets are allowed on the camp site, pets should never be left unattended and all mess must be cleared up straight away.

Wi-Fi – £2 per day, £5 for 3 days, £10 for 7 days.

Please note : Motor homes, Campervans and Mobile Caravan’s  should not try to come up The Serpentine, it is very steep and twisty and you could damage your vehicle, the best road to access the park is by Ministers Brea, up by Rothesay Golf Course.

Touring and Camping pitches must be pre booked for Weekends, Highland Games, Butefest, Jazz and other Festival weekends, during Festival’s/Highland Games we are usually busy and are not our normal quiet park, so if you are looking for a peacefully weekend please avoid these times.

Pitches for camping and touring is on a first come first served basis, specific pitches/plots can not be reserved.

Electric pitches can be requested but can not allways be guarantied, it helps if you bring a long wired cable.

Payment is by cash on arrival.

Basic Hard Standing pitches on the caravan park are just that – Basic –  they are ideal for smaller vehicles and short stay’s, they are close to toilet facilities and cheap, there isn’t lots of room, if you require space please book the larger pitches on the Lodge Park.

Basic Hard standing pitches on the caravan park are not suitable for awnings.

There must be at least one responsible adult with each unit.

For safety reasons please don’t over crowd your tent/tourer, No more than manufacturers stated amount of people permitted to stay in tent or tourer.

Persons visiting people staying on site are asked to vacate the site between the hours of 8pm to 9am.

Sorry open fires are NOT allowed.

For safety reasons and to save the grass from unsightly burn marks please use BBQ bricks provided to put BBQ’s on.

Please dispose of all rubbish/recycling  in bin shed/recycling area located at corner gate, please don’t leave it lying about or at the sink area, seagulls can get a hold of it and make a mess.

Grass pitches are on a slope, so remember to bring your levelling blocks.

Max length for Basic hard standing pitches on caravan park is 5.5 meters.

Max length for Hard standing pitches on Lodge park is 10meters, (#this is the total size, so your car and mobile caravan must fit into the space).
Check in: between 3pm to 6pm**.

If you are a no show on your arrival day your pitch will not be held for any future days booked, please advice us asap if you have any changes to your arrival day or cant make your booking.

Check out is by 11am.

Reception Opening Hours…

March (from 2nd Friday), November, December and January (until 7th).

Fridays, Saturdays, Sundays and Mondays from 10.30am to 4.30pm

July (from 12th) and August.

All days except Wednesday from 10am to 4.30pm and again on Friday and Saturday evenings between 5.30pm to 9pm.

April, May June, July (until 11th), September and October.

Thursdays, Fridays, Saturdays, Sundays and Mondays from 10am to 4.30pm.

January (from 7th), February and March (until 2nd Friday).

CLOSED. During this time you can still check availability, book and pay online for the coming season via our online booking system on our website.


** A basic reception service is usually available at the on-site owners accommodation  for pre booked late arrivals after reception has closed, see board at reception for current info, instructions and directions.


We  sometimes have a couple of seasonal touring pitches available  on the caravan park, where you can leave your touring caravan/motor-home on site from April until October, to get the best rate these are payable in advance for the whole season, if you don’t want to pay in advance for the whole season please refer to the nightly or monthly rate price plans.

Seasonal Tariff – Caravan Park …

From April to 7th Jan (10 months) = £1500 + metered elec charges.

All payment must be paid in advance of your stay and NO refund is given for early departure.

Caravans/Tourers must be removed by the 7th Jan and at such time the electric meter will be read and payment will be due.

Optional winter storage – 7th Jan to the end of  March = £200.

We also do a reduced rate for monthly stays on both the Caravan and Lodge park sides of the park, see below for price plans.

Monthly Tariff – Caravan Park (under 6 meter hard standing or grass pitches) …

– April = £200 + £40 electric = £240.

– May = £200 + £40 electric = £240.

– June = £200 +£40 electric = £240.

– July = £250 + £40 electric = £290.

– Aug = £250 + £40 electric = £290.

– Sept = £200 + £40 electric = £240.

– Oct = £200 + £40 electric = £240.

– Nov  = £200 + £40 electric = £240.

– Dec (includes up to 7th Jan) = £250 + £50 electric = £300.

– Jan = £80 (storage only).

– Feb = £80 (storage only).

– March = £80 (storage only).

Monthly Tariff – Lodge Park (over 6 meter hardstanding pitch with grass at the side for awnings) …

– April = £300 + £40 electric = £340.

– May = £300 + £40 electric = £340.

– June = £300 +£40 electric = £340.

– July = £350 + £40 electric = £390.

– Aug = £350 + £40 electric = £390.

– Sept = £300 + £40 electric = £340.

– Oct = £300 + £40 electric = £340.

– Nov  = £300 + £40 electric = £340.

– Dec (includes up to 7th Jan) = £350 + £50 electric = £400.

– From 7th Jan to 2nd Friday in March = £200 (storage only).


– March (from 2nd Friday) = £200 + £40 electric = £240.

Caravans/Tourers must be removed on the last day of your pre booked month.




Well behaved pets are allowed.

Pets should never be left unattended.

All mess must be cleared up straight away.

Owners are responsible for there pets at all times and failure to comply with the PET RULES will result in everyone in the party being asked to leave without refund and if damage has accrued replacement of damaged items will be debited from payment method at time of booking.
