Roseland is situated in the beautiful surroundings of Canada Hill at the top of The Serpentine above the town of Rothesay. There are outstanding views of the bay and the hills and sea lochs of the Cowal peninsula. We are the only official campsite on the island and are an ideal base for all the facilities that Bute has to offer.

Facilities

Roseland has a mix of Hardstanding and Grass touring/tent pitches all with access to electric hook up if required. We have toilets, coin operated showers, a dish washing area, chemical disposal, coin operated laundry facilities, bottle banks, recycling and refuge bins.

Dogs are welcome (please keep them on a lead and clean up after them).
If you fancy a round of golf then you can walk to the first tee, as we are adjacent to the fabulous Rothesay Golf course.
If fishing is your game then why not try Loch Fad which is a 5 min drive away.
Alternatively Bute has breath taking scenery and beaches to explore plus the amazing grandeur of Mount Stuart House, the ancestral home of the Marquis of Bute, only a few options of what the island has to offer.

Tent Pitches – Tariff *without electric. We have up to 10 grass pitches on the caravan park marked as The Green on the site map and available from April to October. Please note the grass pitches are on a slight slope……

1 man tent – £12 per night,  2 man tent – £14 per night,  3 man tent – £16 per night,   4 man tent – £18 per night, 5 man tent – £20 per night,  6 man tent – £22 per night,  7 man tent – £24 per night,  8 man tent – £26 per night, 9 man tent – £28 per night,  10 man tent – £30 per night,  11 man tent – £32 per night,  12 man tent – £34 per night.

Small Basic up to 5.5 meter Hard Standing pitches – Tariff *without electric for campervans. Pitches marked in blue on the caravan park side of the map and numbered 1 to 5, available from April to Late November.

1 or 2 berth – £16 per night,  3 berth – £18 per night,  4 berth – £20 per night,  5 berth – £22 per night, 6 berth – £24 per night.

Up to 8 meter long Hard Standing Pitches – Tariff *without electric. Pitches are marked A to F on the site map for Touring Caravan, Motor-home & Camper-vans with NO awning/porch space, available from Mid March until 7th January……

1 or 2 berth – £22 per night,  3 berth – £24 per night,  4 berth – £26 per night, 5 berth – £28 per night, 6 berth – £30 per night, 7 berth – £32 per night,  8 berth – £34 per night.

Up to 10 meter long Hard Standing Pitches – Tariff *without electric. Pitches are marked 7 to 9 on the site map with grass at the side suitable for awnings/porches for Touring Caravan, Motor-home & Camper-vans, available from Mid March until 7th January…..

1 or 2 berth – £26 per night,  3 berth – £28 per night,  4 berth – £30 per night, 5 berth – £32 per night, 6 berth – £34 per night, 7 berth – £36 per night,  8 berth – £38 per night.

Pre booking is advised especially over weekends and is essential over Highland Games, Festival’s & Events on the Island and between 1st Nov to 7th Jan.

During Festival’s/Highland Games we are usually busy and are not our normal quiet park, so if you are looking for a peacefully weekend please avoid these times.

All payment must be made by cash on arrival of your stay and NO refund is given for early departure.

Well behaved pets are allowed on the camp site, pets should never be left unattended and all mess must be cleared up straight away.

Wi-Fi – £2 per day, £5 for 3 days, £10 for 7 days, payable via your browser on-site.

Please note : Motor homes, Campervans and Mobile Caravan’s should not try to come up The Serpentine, it is very steep and twisty and you could damage your vehicle, the best road to access the park is by Ministers Brea, up by Rothesay Golf Course.

Pitches for camping and touring is on a first come first served basis, specific pitches/plots can not be reserved.

Payment is by cash on arrival.

Basic Hard Standing pitches on the caravan park are just that – Basic –  they are ideal for smaller vehicles and short stay’s, they are close to toilet facilities and cheap, there isn’t lots of room or good views, if you require space please book the larger pitches on the Lodge Park.

Basic Hard standing pitches on the caravan park and up to 8 meter pitches on the lodge park are not suitable for awnings.

There must be at least one responsible adult with each unit.

For safety reasons please don’t over crowd your tent/tourer, No more than manufacturers stated amount of people permitted to stay in tent or tourer.

Persons visiting people staying on site are asked to vacate the site between the hours of 8pm to 9am.

Sorry open fires are NOT allowed.

For safety reasons and to save the grass from unsightly burn marks please use BBQ bricks provided to put BBQ’s on.

Please dispose of all rubbish/recycling  in bin shed/recycling area located at corner gate, please don’t leave it lying about or at the sink area, seagulls can get a hold of it and make a mess.

Grass tent pitches are on a slope.

Max length for Basic hard standing pitches on caravan park is 5.5 meters, (this is the total size, so your car and mobile caravan must fit into this space), these pitches are marked in blue on the site map and numbered 1 to 5.

Max length for Hard standing pitches on Lodge park is 8 or 10meters, (this is the total size, so your car and mobile caravan must fit into the space), the 10 meter pitches are marked in blue on the site map and numbered 7 to 9, the 8 meter pitches are marked in pale green on the site map and marked A to F.

Check in: between 2pm to 4.30pm** at the reception when open (check seasonal opening times on our contact us page).

** A basic reception service is usually available at the on-site owners accommodation when the reception is closed for pre booked/scheduled arrivals, check in at the owners accommodation is strictly by cash on arrival only, see board at reception for current info and directions.

If you are a no show on your arrival day your pitch will not be held for any future days booked, please advice us asap if you have any changes to your arrival day or cant make your booking, please only book if are defiantly coming and cancel asap if you cant make your reservation.

Check out is by 11am.

Facility for wild campers who are not staying with us on-site.

Due to the increase in wild camping, requests from travellers and the lack of council facilities on the island we are trialling a payable services only facility if availability allows … 

Please note this service isn’t always available.

When available, this service can be used between April to November.

The service includes fresh water fill up, grey waste water drainage, and chemical waste disposal only, for all or some of these services we charge £10 per unit per visit, payable prior to emptying/filling by cash at either the reception when open or the on-site park owners accommodation.

Refuse/recycling disposable is not included in this service and is strictly not available.

Please check this service is available and pay before using our facilities, please don’t use our facilities if you don’t want to pay.

If you are using these facilities and are not staying with us on site, please use these services as quickly as possible.

CCTV is in operation throughout the site, please do not abuse this service.

We sometimes have a couple of seasonal touring pitches available  on the caravan park, where you can leave your touring caravan/motor-home on site from April until December, to get the best rate these are payable in advance for the whole season, if you don’t want to pay in advance for the whole season please refer to the nightly or monthly rate price plans.

Seasonal Tariff – Caravan Park … (these pitches are usually on an unoccupied residential caravan pitch and are available on a seasonal basis only).

From April to December (9 months) = £1500 + metered elec charges.

All payment must be paid in advance of your stay and NO refund is given for early departure.

Caravans/Tourers must be removed by the start of Jan and at such time the electric meter will be read and payment will be due.

Optional winter storage –  Jan to the end of  March = £200.

We also do a reduced rate for monthly stays on both the Caravan and Lodge park sides of the park, see below for price plans.

Monthly Tariff – Caravan Park (under 5.5 meter’s hard standing) …

– April = £200 + £40 electric = £240.

– May = £200 + £40 electric = £240.

– June = £200 +£40 electric = £240.

– July = £250 + £40 electric = £290.

– Aug = £250 + £40 electric = £290.

– Sept = £200 + £40 electric = £240.

– Oct = £200 + £40 electric = £240.

– Nov  = £200 + £40 electric = £240.

– Dec = £250 + £50 electric = £300.

– Jan = £80 (storage only).

– Feb = £80 (storage only).

– March = £80 (storage only).

Monthly Tariff – Lodge Park up to 8 meter pitches – Extra £60 per month for up to 10 meter pitches with space for an awning.

– April = £300 + £40 electric = £340.

– May = £300 + £40 electric = £340.

– June = £300 +£40 electric = £340.

– July = £350 + £40 electric = £390.

– Aug = £350 + £40 electric = £390.

– Sept = £300 + £40 electric = £340.

– Oct = £300 + £40 electric = £340.

– Nov  = £300 + £40 electric = £340.

– Dec = £350 + £50 electric = £400.

– From Jan to 2nd Friday in March = £200 (storage only).

– March (from 2nd Friday) = £200 + £40 electric = £240.

Caravans/Tourers must be removed on the last day of your pre booked month.

PETS RULES …

Well behaved pets are allowed.

Pets should never be left unattended.

All mess must be cleared up straight away.

Owners are responsible for there pets at all times and failure to comply with the PET RULES will result in everyone in the party being asked to leave without refund and if damage has accrued replacement of damaged items will be debited from payment method at time of booking.
