Roseland is situated in the beautiful surroundings of Canada Hill at the top of The Serpentine above the town of Rothesay. There are outstanding views of the bay and the hills and sea lochs of the Cowal peninsula. We are the only official campsite on the island and are an ideal base for all the facilities that Bute has to offer.

Facilities

Roseland has 20 touring/tent pitches. We have toilets, coin operated showers, a dish washing area, chemical disposal, coin operated laundry facilities, bottle banks, recycling, refuge bins and electric hook up points.

Dogs are welcome (please keep them on a lead and clean up after them).
If you fancy a round of golf then you can walk to the first tee, as we are adjacent to the fabulous Rothesay Golf course.
If fishing is your game then why not try Loch Fad which is a 5 min drive away.
Alternatively Bute has breath taking scenery and beaches to explore plus the amazing grandeur of Mount Stuart House, the ancestral home of the Marquis of Bute, only a few options of what the island has to offer.

 

 

 

Nightly Tourer and Tent pitches are available from April until October. (March to 4th January on Lodge park). All  Camping and Tourer areas are closed from 5th Jan until 1st March.

Basic Hard Standing and Grass  Touring Caravan, Motor-home, Camper-van and Trailer-tent Pitch Tariff – On Caravan Park …..
Max length for hard standing pitches is 20 feet (6 meters), 5 Hardstanding pitches available  + * up to 10 grass pitches available from April to October. 
1 or 2 berth – £14 per night,  3 berth – £16 per night,  4 berth – £18 per night,  5 berth – £20 per night, 6 berth – £22 per night.

Camping Tariff …. * up to 10 grass pitches available from April to October. Grass pitches are on a slope.
1 man tent – £10 per night,  2 man tent – £12 per night,  3 man tent – £14 per night,   4 man tent – £16 per night
5 man tent – £18 per night,  6 man tent – £20 per night,  7 man tent – £22 per night,  8 man tent – £24 per night
9 man tent – £26 per night,  10 man tent – £28 per night,  11 man tent – £30 per night,  12 man tent – £32 per night.

Max length for hard standing pitches is 33 feet (10 meters), 4 hardstanding pitches available from March to 4th January. 
Pre booking recommended and essential between 1st November to 4th Jan.
1 or 2 berth – £20 per night,  3 berth – £22 per night,  4 berth – £24 per night, 5 berth – £26 per night
6 berth – £28 per night,  7 berth – £30 per night,  8 berth – £32 per night.

Extras for touring and camping ….
Showers – £1.
Electric Hook up – £3 per hook up per night.
Extra Car – £3 per night, not always possible.
Awning – £3 per night, not available on basic under 6 meter hardstanding pitches on caravan park.

Pre booking is not always necessary but highly recommended over weekends and essential over Highland Games, Festival’s on the Island and between 1st Nov to 5th Jan***.

All payment must be made on arrival of your stay and NO refund is given for early departure.

Well behaved pets are allowed on the camp site, pets should never be left unattended and all mess must be cleared up straight away.

Wi-Fi – £2 per day, £5 for 3 days, £10 for 7 days.

Please note : Motor homes, Campervans and Mobile Caravan’s  should not try to come up The Serpentine, it is very steep and twisty and you could damage your vehicle, the best road to access the park is by Ministers Brea, up by Rothesay Golf Course.

***During the winter months from 1st November until 4th Jan we only have 4 hard standing pitches available on the Lodge park,  Touring Pitches MUST be pre booked during this time.

Touring and Camping pitches must be pre booked for Weekends, Highland Games, Butefest, Jazz and other Festival weekends, during Festival’s/Highland Games we are usually busy and are not our normal quiet park, so if you are looking for a peacefully weekend please avoid these times.

Pitches for camping and touring is on a first come first served basis, specific pitches/plots can not be reserved.

Electric pitches can be requested but can not allways be guarantied, it helps if you bring a long wired cable.

Payment is by cash on arrival.

Basic Hard Standing pitches on the caravan park are just that – Basic –  they are ideal for smaller vehicles and short stay’s, they are close to toilet facilities and cheap, there isn’t lots of room, if you require space please book the larger pitches on the Lodge Park.

Basic Hard standing pitches on the caravan park are not suitable for awnings.

There must be at least one responsible adult with each unit.

For safety reasons please don’t over crowd your tent/tourer, No more than manufacturers stated amount of people permitted to stay in tent or tourer.

Persons visiting people staying on site are asked to vacate the site between the hours of 8pm to 9am.

Sorry open fires are NOT allowed.

For safety reasons and to save the grass from unsightly burn marks please use BBQ bricks provided to put BBQ’s on.

Please dispose of all rubbish/recycling  in bin shed/recycling area located at corner gate, please don’t leave it lying about or at the sink area, seagulls can get a hold of it and make a mess.

Grass pitches are on a slope, so remember to bring your levelling blocks.

Max length for Basic hard standing pitches on caravan park is 20 feet/6 meters.

Max length for Hard standing pitches on Lodge park is 33feet/10meters.
Check in: between 3pm to 6pm**.

If you are a no show on your arrival day your pitch will not be held for any future days booked, please advice us asap if you have any changes to your arrival day or cant make your booking.

Check out is by 11am.

** A basic reception service is usually available at the owners accommodation on site from 6pm for a couple of hours for pre booked late arrivals, see board at reception for current info, instructions and directions.

We  sometimes have a couple of seasonal touring pitches available  on the caravan park, where you can leave your touring caravan/motor-home on site from April until October, to get the best rate these are payable in advance for the whole season, if you don’t want to pay in advance for the whole season please refer to the nightly or monthly rate price plans.

Seasonal Tariff – Caravan Park …

From April to Oct (7 months) = £1000 + metered elec charges.

All payment must be paid in advance of your stay and NO refund is given for early departure.

Caravans/Tourers must be removed by the end of October and at such time the electric meter will be read and payment will be due.

Optional winter storage – Nov to March = £250.

We also do a reduced rate for monthly stays on both the Caravan and Lodge park sides of the park, see below for price plans.

- April = £200 + £30 electric = £230.

- May = £200 + £30 electric = £230.

- June = £200 +£30 electric = £230.

- July = £250 + £30 electric = £280.

- Aug = £250 + £30 electric = £280.

- Sept = £200 + £30 electric = £230.

- Oct = £200 + £40 electric = £230.

- Nov  = £80 (storage only).

- Dec = £80 (storage only).

- Jan = £80 (storage only).

Monthly Tariff - Lodge Park (over 6 meter hardstanding pitch with grass at the side for awnings) …

- April = £300 + £40 electric = £340.

- May = £300 + £30 electric = £330.

- June = £300 +£30 electric = £330.

- July = £350 + £30 electric = £380.

- Aug = £350 + £30 electric = £380.

- Sept = £300 + £30 electric = £330.

- Oct = £300 + £40 electric = £340.

- Nov  = £300 + £40 electric = £340.

- Dec = £350 + £40 electric = £390.

- Jan = £100 (storage only).

- Feb = £100 (storage only).

- March = £300 + £40 electric = £340.

Caravans/Tourers must be removed on the last day of your pre booked month.

Reception Opening Hours…

April to August – Monday to Fridays 9:15 to 11:15am and then again from 3 to 6pm,  Saturdays 3 to 5pm.

September to October – Monday to Fridays 9:15 to 11:15am, Fridays 3pm to 6pm, most Saturdays 3pm to 5pm.

November, December and March – Fridays 9:30 to 11am and then again from 3 to 5pm, some Saturdays from 3 to 5pm, Mondays from 9:30 to 11am.

January and February – Closed.

A basic out of hours reception services is usually available at the owners accommodation on site after 6pm for a couple of hours for late arrivals, see board at reception for current information.

PETS RULES …

Well behaved pets are allowed.

Pets should never be left unattended.

All mess must be cleared up straight away.

Owners are responsible for there pets at all times and failure to comply with the PET RULES will result in everyone in the party being asked to leave without refund and if damage has accrued replacement of damaged items will be debited from payment method at time of booking.
