Roseland is situated in the beautiful surroundings of Canada Hill above the town of Rothesay. There are outstanding views of the bay and the hills and sea lochs of the Cowal peninsula. We are the only official campsite on the island and are conveniently situated for all the facilities that Rothesay has to offer.

Facilities

Roseland has 20 touring/tent pitches. We have showers, a dish washing area, chemical disposal toilets, coin operated laundry facilities, bottle banks/recycling and electric hook up points.

Dogs are welcome (please keep them on a lead and clean up after them).
If you fancy a round of golf then you can walk to the first tee, as we are adjacent to the fabulous Rothesay Golf course.
If fishing is your game then why not try Loch Fad which is a 5 min drive away.
Alternatively Bute has breath taking scenery and beaches to explore plus the amazing grandeur of Mount Stuart House, the ancestral home of the Marquis of Bute.

 

 

 

We  sometimes have a couple of seasonal touring pitches available , where you can leave your touring caravan/motor-home on site from April until October  , to get the best rate these are payable in advance for the whole season , if you don’t want to pay in advance please refer to the nightly rate for the price plan.

Seasonal Tariff …

From April to Oct (7 months) = £1000 + metered elec charges.

All payment must be paid in advance of your stay and NO refund is given for early departure.

*Caravans/Tourers must be removed by the end of October and at such time the electric meter will be read and payment will be due.

*Optional winter storage – Nov to March = £250.

Monthly Tariff …

- April = £200 + £30 electric = £230

- May = £200 + £30 electric = £230.

- June = £200 +£30 electric = £230.

- July = £250 + £30 electric = £280.

- Aug = £250 + £30 electric = £280.

- Sept = £200 + £30 electric = £230 .

- Oct = £200 + £30 electric = £230.

- Nov  = £80 (storage only).

- Dec = £80 (storage only).

- Jan = £80 (storage only).

- Feb = £80 (storage only).

- March = £80 (storage only).

All payment must be paid in advance of your stay and NO refund is given for early departure.

Caravans/Tourers must be removed on the last day of your pre booked month.

 

Nightly Tourer and Tent pitches are available from April until October. 

Touring Caravan , Motor-home , Camper-van and Trailer-tent Tariff …..
Max length for hard standing pitches is 20 feet (6 meters) .
2 berth – £14 per night , 3 berth – £16 per night ,
4 berth – £18 per night , 5 berth – £20 per night ,
6 berth – £22 per night , 7 berth – £24 per night ,
8 berth – £26 per night .

We now have 3 longer tourer pitches along at the lodge park end (plot’s 7,8 and 9) of the site (max length 35 feet) they are £20 per night ( max of 4 people extra people = £2 per person per night).          Electricity = £3 per night , Awning = £3 per night. These pitches are available March to December.

Camping Tariff ….
1 man tent – £10 per night , 2 man tent – £12 per night ,
3 man tent – £14 per night , 4 man tent – £16 per night ,
5 man tent – £18 per night , 6 man tent – £20 per night ,
7 man tent – £22 per night , 8 man tent – £24 per night ,
9 man tent – £26 per night , 10 man tent – £28 per night ,
11 man tent – £30 per night , 12 man tent – £32 per night .

Extras for touring and camping ….
Showers – £1 .
Electric Hook up – £3 per night .
Extra Car – £3 per night .
Awning – £3 per night.

All payment must be made in advance of your stay and No refund is given for early departure.

Well behaved pets are allowed on the camp site , pets should never be left unattended and all mess must be cleared up straight away .

Wi-Fi – £2 per day , £5 for 3 days , £10 for 7 days .

Please note : Motor homes , Campervans and Mobile Caravan’s  should not try to come up The Serpentine , it is very steep and twisty and you could damage your vehicle , the best road to access the park is by Ministers Brea , up by Rothesay Golf Course .

Touring and camping pitches must be booked for Bank Holidays , *Highland Games and *Jazz and other Festival weekends , during this time we are usually busy and are not our normal quiet park , so if you are looking for a peacefully weekend please avoid these times .

Pitches for camping and touring is on a first come first served basis .

Electric pitches can be requested but can not all ways be guarantied during *busy periods.

Payment is by cash on arrival .
Max length for regular hard standing pitches is 20 feet (6 meters) .
Hard standing pitches are not suitable for awnings .
Check is is from 11am , if arriving after 6pm please phone or email the day before arrival to arrange check in / Check out is by 11am .
No more than stated amount of people permitted allowed to stay in tent , tourer ect , sorry no extra visitors are allowed .

Reception Opening Hours…

April to October – Monday to Fridays 9:15 to 11:15am and then again from 3 to 6pm,  Saturdays 3 to 5pm.

November, December and March – Fridays 9:15 to 11:15am and then again from 3 to 5pm, Most Saturdays from 3 to 5pm, Mondays from 9:15 to 11:15am.

January and February – Closed.

A basic out of hours reception services is usually available at the owners accommodation on site out with these hours, see board at reception for current information.

PETS RULES …

Well behaved pets are allowed .

Pets should never be left unattended.

All mess must be cleared up straight away.

Owners are responsible for there pets at all times and failure to comply with the PET RULES will result in everyone in the party being asked to leave without refund and if damage has accrued replacement of damaged items will be debited from payment method at time of booking.
